While the price of an inspection can vary depending on the property’s size and complexity, it’s important to remember that choosing the cheapest option may not always give you the best results.   • Roof: We inspect both the exterior and interior of the roof, identifying potential leaks, damage, or structural issues.
  • Underfloor: If safely accessible, we’ll inspect the underfloor space for signs of damage, pests, or moisture.
  • Interior/Exterior of the Property: We examine both the inside and outside of your property, checking for structural integrity, cosmetic issues, and everything in between.
  • Additional Structures: This includes garages, carports, sheds, and any other auxiliary structures on the property.
  • Site: Our inspectors will also evaluate the site, visually assessing drainage provisions, small retaining walls (i.e., non-structural), fencing, and overall site condition.


While we cover a lot of ground, there are certain elements outside the scope of a standard building inspection:

  • Second-story Roofs: These may be inspected by special arrangement, depending on access.
  • Title/Ownership or Zoning Matters: Legal aspects like zoning and ownership aren’t part of the inspection.
  • Compliance with Building Regulations: We don’t check compliance with local building codes or regulations, but we will note any significant non-conformities that could be of concern.
  • Subsurface Issues: This includes below ground footings drainage or soil conditions, which are often hidden and require specialized testing.
  • Concealed Areas: We can’t inspect areas that are not accessible, such as behind walls, beneath floors, or within ceilings. Similarly, plumbing, electrical systems, and insulation fall outside the scope.
  • Pest-Related Damage: Our inspection does not include pest-related assessments, but if you're concerned about termites or other pests, we recommend a separate service such as a Building and Pest Inspection.
